Do I Need Planning Permission to Build a New Garage?

Whether you require an additional storage area or you’re looking for a cost-effective way to extend your home, a garage is a space that offers plenty of potential. If you’re thinking about building a garage on your property, you might be deterred by the thought of the paperwork involved.

But do you need planning permission to build a garage? The team at Access Garage Doors is here to explain everything you need to know.

What is planning permission?

Any major construction work at your home will usually have an impact on the surrounding properties, so you’ll typically require planning permission before the work can begin. Essentially, your local planning authority will ensure that your proposed building work complies with all regulations and will have minimal impact on your neighbours before granting this authorisation.

What is permitted development?

To understand whether or not you require planning permission, you’ll first need to understand the concept of permitted development rights. Permitted development rights allow you to improve or extend your home without making a formal application for planning permission. However, these rights only apply to houses; flats, maisonettes and other similar buildings will still require planning permission. If you live in a ‘designated area’, such as a national park or conservation area, then you may also be subject to certain restrictions.

Do I need planning permission to build a new garage?

In most cases, building a new garage on your project will be classed as permitted development. However, this doesn’t give you free reign and you will still be subject to certain rules, such as:

  • Your new garage must be less than 4m tall with a dual-pitched roof or less than 3m tall if you have a single-pitched or flat roof.
  • Your new garage can’t take up more than 50% of the original land.
  • No part of the new garage can be within 3.5m of the property boundary where there is a road.

If you’re unsure whether your new garage needs planning permission then don’t risk it – consult your local planning authority for advice.

Do I need planning permission for a garage conversion?

No, provided that you’re only carrying out internal work, you won’t usually require planning permission for a garage conversion. However, this does change if you intend to run a business from your garage – for example, if you’ll be using this room for a workshop, studio or any other kind of commercial space that’s open to clients – as this changes the status of your property from a dwelling to commercial premises.

How to get planning permission for a new garage

The process of getting planning permission is quite simple, so don’t let this dissuade you from building a new garage.

Firstly, contact your local planning authority; they will direct you to fill out an online application form on the Planning Portal. This website is full of handy guides and advice if you’re ever unsure. Once complete, you’ll need to pay the application fee and attach any requested supporting documents, such as the site plans and ownership certificate. It usually takes around eight weeks for a decision to be made.
